Opposed: application to destroy family home for flats in Coulsdon

Demolition of the existing dwelling and garage at 18 The Grove and erection of a 3-storey building with accommodation in the roof space and lower ground floor comprising 9 flats (3 x 1 beds, 3 x 2 beds and 3 x 3 beds) together with 8 car parking spaces, communal amenity space, 22 cycle parking spaces, refuse / recycle facilities and associated landscaping

I am writing to lodge my objection to the above planning application. My reasons are as follows:

  1. This proposal for the development of a block of flats hosting 9 flats spread over four storeys, would be a significant overdevelopment of this site due to its size, height, footprint, density, bulk and massing and would be detrimental to the street scene
  2. The scheme fails to respect the character of the traditional design properties in the immediate area in terms of massing, width, depth and height and separation distances between neighouring properties
  3. The scale, design and siting would be out of keeping with the character of the locality and detrimental to the visual amenity of the street scene
  4. There would be a detrimental impact on the amenities of adjoining occupiers due to overlooking and loss of light and privacy, as well as the dominant massing of the scheme
  5. Poor quality accommodation for occupiers in terms of level of daylight and sunlight and layout arrangements
  6. Insufficient information about the amount of excavating required
  7. Insufficient parking provision for residents and visitors
  8. Inadequate refuse arrangements
  9. Insufficient detail around landscaping, impact on trees, topography, communal amenity space and play space
  10. Insufficient detail around accessibility
  11. Concreting over of garden space and the loss of natural vegetation and natural habitat
